Flori de Leon

Built in the 1920’s, Flori de Leon Apartments consists of one “H” shaped mid-rise building with seven living levels. There are four apartments on the seventh floor and an average of 12 apartments per floor on all levels below with a total of seventy-five units.

RESTORING ARCHITECTURE. ENSURING LONGEVITY

This project required construction and design finesse to maintain the historical architectural features and to incorporate current load supporting requirements and protection standards. After Karins performed a survey of existing conditions, the Association Board elected to undertake a major waterproofing and restoration project that included removal of all the windows and doors and the wood framing around them.

Installing the new code compliant windows and doors, repairing the stucco and trim, and waterproofing the exterior balcony slabs and the entire building exterior was also necessary. Flori de Leon was a historic structure with existing infill walls that were not reinforced to resist out-of-plane wind loads. To minimize the destruction, Karins provided a reinforced concrete surround tied into the clay tile wall.
